MAINTENANCE 

Emergency Maintenance: 319-331-1382

Maintenance Emergencies Procedures : Call the emergency line only for maintenance emergencies (flood, no heat, etc).  General maintenance calls are to be made through the office.  Normally, someone will answer the emergency line, but if no one answers, you MUST leave a voicemail stating your name, address, phone number and your emergency.  Someone will call you back. 

PAYING RENT

Your rent is due on the first of each month.  It becomes late on the second. Late charges are $20.00 per day and are due starting on the second day of the month. Late charges ARE PART OF THE RENT, so if you do not pay your late fees, it is grounds for eviction for nonpayment of rent. 

Rent must be mailed to us so that we received it by the first of the month.  If you have extenuating circumstances where you cannot mail your rent, you must call us at the office number and make arrangements to get the rent to us on the first of the month in order to avoid late fees. You may not use the emergency maintenance number for rent collection. You may not use our agent's, broker's or employees' numbers for rent collection.

Evictions for non-payment of rent start on the third of the month.  If we begin an eviction and you pay your rent after you are served papers, you will be billed for time and cost.  This must be paid immediately upon receipt of the invoice.
